Our agents are licensed real estate agents who are experienced selling homes, inspections, financing procedures and settlements. We will help you every step until you move into your newly purchased home. We do not list properties for sale. Our clients are buyers and your interests and needs come first.

CONFIDENTIALITY
Your personal information is kept confidential throughout the showing, negotiating, inspections and settlement of your home purchase. We will never provide the listing agent or seller with your personal information.
DISCLOSURE
Any information we can discover about the seller's needs or motivations, finances will be disclosed to you. Often a seller's information is important in negotiating a price, term or condition favorable to our buyers.
SERVICE
We will spend as much time and energy as necessary to find the very best home for you for your money. We work with just a few buyers at a time and can concentrate the search on finding the best home for you.
YOUR WANTS AND NEEDS ARE PARAMOUNT.
Since we don't have listing to show and sell to you, we will look for the very best homes for you based on what YOU want and need. We have no listings to sell nor does our broker. We work for our buyers. NO FINANCING SURPRISES We are experienced with home financing requirements and mortgage loan types. We also work with experienced lenders who have a proven track records of getting our buyers' loan approved quickly and at the best terms and rates. The lenders with whom we work will provide you with a FREE pre-qualification or pre-approval letter to facilitate your negotiation position when you find that dream home.
NO TIME WASTED
We will NOT drag you around to look at homes without previewing and selected the best for you to see (time permitting, of course). We are out there looking at homes in our market area daily/weekly. We know the market. We will take you to the very best homes in your price range and in the communities you want. We take the time to preview to save you time.
HOW MUCH IS THE HOME REALLY WORTH???
We will provide you with comparable sale information for homes in which you have an interest. If a home is clearly overpriced, you'll know and it will help your negotiation position. If a house is a particularly good buy, you'll know and can move quickly before it sells.
TIMELY OFFERS AND NEGOTIATION
We will prepare your offer to purchase as soon as you have selected your home. We will not risk another buyer getting an offer in before you do. Further, we will be available to negotiate and prepare any follow-up paperwork, addenda to get the contract ratified as quickly as possible. Once you have selected your home, "Time Is Of The Essence".
YOU DECIDE HOW MUCH TO OFFER
We will not try to dictate terms and conditions to you. We are not embarrassed by low offers, especially on an overpriced home. However, if your offer is particularly low in a very fast moving market area, we will let you know. We'll give you the facts and benefit of our experience in preparing offers and counter-offers.
TRICKS OF THE TRADE.
We will insist on written responses to your offer to purchase. Listing agents have become very skilled at keeping seller's property open to other offers while keeping your offer active. We will stay right on top of the negotiating process and not let time run giving other offers time to enter the process.
PREPARING YOUR OFFER
We will prepare a complete contract package to present to the seller. We have the documents ready in computerized form and can send them by fax or in person as the situation warrants. If you are an out of town buyer we will prepare fax transmission as well as overnight packages. We won't spare any expense to get the job done for you.
WALK-THROUGH FINAL INSPECTION
We'll be there for your final (before settlement) walk-through inspection. This is usually done immediately prior to settlement after the seller has removed their personal property. We want to be able to see the entire house and test the heating/cooling/appliances one final time before settlement. Then the American Home Shield Warranty will take over.
ATTEND THE SETTLEMENT MEETING
We will be there with you to explain any procedure or document (in plain English) you may not understand. We will also review the HUD-1 settlement statement for accuracy and make sure you are not charged improperly for any fees.
NO COST TO YOU.
We are paid out of the real estate transaction. Listing agents make an "offer of compensation" when they enter their home listing in the Multiple List Service. They pay us approximately 2.5%-3.5% of the contract price (half of the listing fee). Builders pay us directly for selling their new homes or to-be-built homes. Owners selling their own homes will usually pay a buyer's agent to bring a buyer.
WHAT DOES AGENCY MEAN??
Many people believe that who pays the agent's fee determines who the agent "works for". Absolutely not so. Fiduciary and confidentiality are not fee dependent. We work for you. Don't forget that it is your mortgage money or cash that makes the transaction possible. Sellers and listing agents have controlled the home purchase transaction for too long. Now, with laws requiring disclosure of agency relationships, buyers are empowered and can search for the best home with confidence that they have full representation in the process.
